About CPP Capital Investments
CPP Capital Investments, LLC (the company) was formed by Carl M. Zeller for the purpose of investing in multifamily properties in selected emerging markets around the United States.
Carl Zeller has over three decades experience in commercial real estate. He worked as a Commercial Mortgage Broker in Florida and California and as a Real Estate Developer of Townhomes and Self Storage Facilities in California. Mr. Zeller also started and ran a Property Management company managing over 3000 self storage units in Orange County, Los Angeles and Sacramento.
After having financed, developed, owned and managed numerous properties, Mr. Zeller has determined that the success window on proposed real estate developments is burdened with many problems… changing market cycles, time delays, cost over-runs, demand factors, law suits and quality and budget issues. With the critical path time-line horizon from the day the land is tied down to the day the property is built and leased to breakeven it often takes three to five years.
Investment Opportunity
On the flip side, investing in existing income producing properties that are over 90% occupied and producing an already acceptable cash on cash return sounds too good to be true. How about investing in real estate that is in high demand in an emerging market where the local demographics is positive and the upside for profit gain is excellent.
Mr. Zeller has made the transition to investing in existing multi-family properties for several reasons. We focus our attention on finding moderately priced, multi-family properties in emerging markets with an identifiable upside potential that already produces an excellent cash on cash return. We will stay with the asset three to five years with the option to exchange into another asset in another emerging market continuing the growth process or cashing out.
The Process
The company's business model revolves around developing key relationships within selected growth markets around the country. At any given time, the company's network continues to grow utilizing a variety of strategies for sourcing value-added assets with the objective of taking properties off the street before they have had a chance to be listed.
Emerging Markets
Upon studying and evaluating real estate market cycles, Emerging Markets can be labeled as new growth markets or correcting markets from a previous cycle downturn. There are several variables used to identify markets from historical growth patterns as well as future projections that are weighted in the ultimate decision process.
The demographic variables are just one component in this complex evaluation process and used in conjunction with a myriad of other instruments in measuring whether a market is truly emerging.
